About the Housing Providers Subgroup

The housing provider (Landlording) Subgroup is led by Skyler Southern. The group discusses topics of interest to both experienced and novice real estate investors who plan to manage their own rental properties.

Agenda

  • January (1/20): What is an Effective Housing Provider? What kind of tenant experiences, business practices etc.. does that entail?
  • February (2/17): Rent collection practices - payment plans, ways to collect, late fees and when to evict.
  • March (3/17): Repairs - how to budget, how to price, how many quotes should I get. What am I obligated to fix? What if I get a health department violation. 
  • April (4/21): Tenant screening - how do I screen and what do I look for? Should I tolerate criminal activity? What is a disparate impact?
  • May (5/19): Pets - should I allow them? How can I improve my cashflow? What are service/emotional support animals?
  • June (6/16): Security deposits - how much should I collect, what are my legal obligations and what if the damage exceeds the deposit amount?
  • July (7/21): Evictions - What do I need to do, how much does it cost and how do I succeed in court? What if they refuse to leave, or leave all their stuff?
  • August (8/11): Leases - what should be included to properly protect me? Who is authorized to sign?
  • September (9/15): Subsidized rentals - Section 8 & other HUD programs. How to profit from them and how to find tenants?
  • October (10/20): Tenant Relations - documentation systems, handling requests and general communication with tenants. 
  • November (11/17): Lease violations - common lease violations, and how to handle them.
